Use locations everyone can identify
Label the building, elevation or shared area consistently with the report. Photographs should clarify the work area without exposing private resident details.
Separate the included and excluded work
List physical construction, access, finish restoration and closeout records. State whether design, permits, testing and professional inspections are included or separate.
Compare options on the same basis
A coating-only option is not equivalent to opening and rebuilding damaged material. Ask each bidder to explain the condition assumed and the repair boundary.
Keep an approval trail
Name the person authorized to approve construction and written changes. A conversation with a resident is not a substitute for the association’s authorization.
Photos help start the review. Access, concealed conditions and required professional review can change the construction scope.
