Start with observations

Explain what you see and when it happens. Share safe photographs and available reports through an agreed private method.

Confirm fit and review needs

Common-area and managed-property construction coordination; ownership and legal responsibility stay with the association and its advisers. Access and missing information are discussed before a construction method is assumed.

Verify the site when needed

The $250 Site Evaluation + Written Bid Package helps define the proposed repair. Specialist investigations, engineering and statutory inspections are separate when required.

Review the written construction scope

The proposal identifies included work, exclusions, finish limits, access assumptions and written change-order terms. Timing and payment steps follow the actual agreement.

Document the work and closeout

Agree on work-stage photographs and any separate professional reviews. A contractor’s photographs do not replace required inspections or design approvals.

Photos help start the review. Access, concealed conditions and required professional review can change the construction scope.
